As 2025 unfolds, there is no end in sight for the travel boom – and no shortage of hotels opening their doors. Six Senses, Waldorf Astoria, 1 Hotels, Rosewood, One&Only, Edition Hotels and more luxury brands are launching hotels and resorts this year, and this new wave of accommodations promises ultra-personalised service and design-forward aesthetics in some of the world’s most breathtaking locations.

One of the most iconic hotels in the world, the Waldorf Astoria New York is set to make a grand comeback in 2025 following a gargantuan restoration that began in 2017. This legendary Park Avenue landmark will blend its rich Art Deco heritage with modern design elements, offering 375 stylishly appointed rooms and suites, a world-class spa, and a collection of revitalised dining destinations, including the much-anticipated Lex Yard brasserie.

One&Only Moonlight Basin

Montana, USA
June 2025

For those seeking unparalleled luxury surrounded by rugged beauty, One&Only Moonlight Basin shouldn’t disappoint when it opens in Montana in June. Hotel Lucile

The Lake Como Edition, slated to open in the European spring, is housed in a 19th-century building on the western shores of the world-famous lake and features 148 rooms and suites, including two penthouses. Guests can tap into la dolce vita at the lively lobby bar, a unique floating pool, a spa concept and multiple restaurants and bars overlooking Lake Como with stunning views of the Bellagio mountains. Edition Hotels is the collaboration between Marriott International and hotelier and cultural icon Ian Schrager – who co-founded Studio 54 and is said to have started the ‘boutique hotel’ concept in the 1980s. Another highly anticipated hotel on the list is the recently-opened Collegio alla Querce, Auberge Resorts Collection, situated on a hillside overlooking Florence‘s historic centre. Boasting panoramic views of the iconic Duomo and the bucolic Tuscan countryside, the 83-room-and-suite hotel is named after the 16th-century cultural institution the building once housed – the Collegio alla Querce, which was a centre of learning for more than 100 years. There’s a destination restaurant, a glass-enclosed garden room for all day dining, and a bar and cigar lounge set in the former academic admissions office.

Design throughout marries the old and new worlds – high Renaissance art, hand-picked antiques and frescoed walls alongside a vibrant palette, locally sourced materials and contemporary furnishings. Meanwhile, the meticulously restored Baroque gardens – where you’ll find an outdoor pool bar offering lunch and cocktails – provide a picturesque escape from Florence’s touristed streets. Heaven.

Six Senses Milan

Rounding out Italy’s wave of heritage conversion hotels is Six Senses Milan, which will open in an historic building in the heart of Milan’s Brera district, opposite the Palazzo Di Brera, sometime this year. This much-anticipated urban retreat will combine state-of-the-art wellness offerings, farm-to-table dining and 68 guest rooms, including 15 suites – two of which boast private plunge pools.

According to Hospitality Design, the hotel has been designed by Tara Bernerd & Partners, with a modern yet warm aesthetic highlighting local craftsmanship, in keeping with the creative history of the hotel’s neighbourhood, known as Milan’s artists’ district. Think arabescato marble and antique brass detailing as well as handmade smoked glass, textured ceilings and mosaic borders. Amenities include an Earth Lab, an internal courtyard, a seasonal specialty restaurant and deli, spa, rooftop bar and pool. Six Senses has also announced Six Senses Lake Como will debut in 2028. The brand has a reputation for transforming heritage and historic buildings into luxury hotels.

Rosewood Amsterdam

Rosewood Amsterdam will debut on the Prinsengracht in the city’s UNESCO-listed Canal District on 1 May 2025. Housed within the 18th-century Palace of Justice, the heritage conversion has been led by Studio Piet Boon, with design that echoes Dutch heritage, preserving original features like cellblocks and courtrooms. Many of the 134 rooms and suites offer views of the canals, courtyards or city rooftops, while three dining venues, an in-house distillery, the brand’s signature Asaya Spa, an indoor pool, and lush courtyard gardens are on offer. Outside, guests can enjoy curated experiences such as private salon boat tours along the canals, guided art walks in Amsterdam Noord’s contemporary galleries, and excursions to the quaint village of Durgerdam.

The Red Sea Edition

As part of Saudi Arabia’s ambitious Red Sea Project, The Red Sea Edition will open on Saudi Arabia’s Shaura Island in the northern hemisphere summer this year. The new retreat will feature 240 guest rooms, including one-, two- and three-bedroom suites, all designed to reflect the local cultural and social milieu. Guests can expect to indulge at two signature restaurants, a destination bar and a beach bar, with a state-of-the-art fitness centre, swimming pool and spa available onsite.

Anantara Kafue River Tented Camp

Anantara’s new tented camp is set to offer an exclusive new safari experience within Zambia‘s sprawling Kafue National Park, a three-hour drive from Victoria Falls or Lusaka. This intimate retreat will feature 12 elevated luxury tents, including a 600-square-meter Presidential Villa, each equipped with private plunge pools and exclusive boat access. The camp’s design emphasises sustainability, utilising eco-friendly materials and renewable energy sources, while amenities include a wellness area with a swimming pool, a restaurant and bar, a lounge, and a traditional African boma. Situated on Sentosa Island, a 15-minute drive from Singapore’s Central Business District, recently-opened Raffles Sentosa Singapore occupies 100,000 square metres of tropical greenery, offering a tranquil retreat on Asia’s first GSTC-certified sustainable island destination. Designed to integrate seamlessly with its lush surroundings, the city-state’s first all-villa resort features 62 villas ranging from 210 square metres to the expansive 650-square-metre four-bedroom Royal Villa. Blending sustainability with contemporary urban luxury, 1 Hotel Melbourne will bring the brand’s eco-conscious ethos to the new Seafarers precinct on the banks of the Yarra River from 1 July 2025. The hotel’s 277 rooms and 114 residences will feature abundant natural light, greenery, and views of the city or water. True to the 1 Hotels brand, Melbourne’s newest hotel is rooted in biophilic design, incorporating 2,000 living plants.

Meanwhile, the heritage-listed Goods Shed No.5, Melbourne’s sole surviving riverbank cargo shed from the pre-containerisation era, serves as the hospitality heart of the hotel, reflecting the property’s emphasis on respecting the lands, waters, and traditions surrounding it. The unique space incorporates over 2,000 salvaged materials and features a signature restaurant, bars, cafe, events space and a lounge that seamlessly connects to Seafarers Rest Park, a new 3,500-square-metre park planted with native flora. The wellness offering comprises the Bamford Spa and The Field House gym, complete with sauna, steam room, jacuzzi and pool. Located on the CBD tram line, the hotel marks 1 Hotels’ Australian debut.
